We absolutely love hanging out at Lake Pleasant. There are so many different areas, each with a different vibe. You can go to Scorpion Bay Marina to enjoy the water park, dinning on the lake, boat rentals and more. Or, you can hit one of the many swimming areas… our favorite thing to do. There are plenty of swimming areas that can be reached with any type of vehicle, and then there are the more secluded areas on the northeast and east side of the lake that can be reached with a 4×4. We haven’t tried the fishing or the campgrounds yet… but they are next!

Absolutely love Lake Pleasant, my favorite of Lakes in the Phx areas. Love the campgrounds at Road Runner and Desert Tortoise with the best lakefront spots with developed and primitive campsites! Gets crowded on the weekends, party atmosphere so go during the week if you want a more peaceful experience. PLEASE WEAR LIFE VESTS ( every year there are horror stories) and if you don’t know safety protocols for boat rentals and jet skis, get help. People have died getting drunk and being reckless. Wild burros run through the campsites so as you enter the Lake Pleasant area look out for them because they are getting hit by cars You must watch small pets because coyotes are present. Check out sites 11-24 in Roadrunner but you must book months in advance to get the best lakefront sites, they go fast.

Desert Tortoise is harder to level but from there you have access and can hike down to the water easily. Was going here every month for several years and they are open to all types of vehicles, even my Tiny House on wheels! Dump station at exit. These are pics I took from my time spent there.

What a blast we had at Lake Pleasant. It was a short trip from our resort in Peoria, and heard it was a nice place to explore! We saw burros galore, and many of them came up to our car, which was shocking and we loved it. Paved road with several areas to explore trails, swim, day use picnic tables with shade, a nature center, and camping options. We went two days in a row hoping
to see more burros and do more exploring. Really neat place to visit!

Great place! Super beautiful oasis in arizona! My wife and i went on a Wednesday and was empty. Water cool, fish jumping, clean place, what more could anyone ask for. Pack it in pack it out. There are lots of wild donkey’s so please respect the rule of the lake!

I went to this lake on Memorial day 2018. This lake is like a boon in the deserts of Arizona. A very short drive from Phoenix to this place which is a scenic beauty. We had a good time there just gazing at the surroundings. Go boating, fishing whatever you want you will definitely enjoy the place.

Always a great time at Lake Pleasant whether you’re hiking, camping, picnicking or boating. There is something for everyone. This weekend we took the boat out and were able to launch it quickly no problem. The area is clean and easy to get in and out of the park. Bring plenty of food and water as it’s not available unless you’re going to the marina to eat and the restaurants. Parking is not too big of us issue until it gets closer to summer. We love all the wildlife we see including of course the donkeys.

My wife and I tried reserving a spot for 3 nights and were told they would not allow only allow 2 dogs. We have 2 pets and 1 service animal. When we tried to explain that they can’t discriminate against a service animal the manager said that since she can’t discriminate against the animal she would just refuse to rent to us in general. Absolutely uncalled for and I hope she has the day she deserves.

Desert Shadow RV Park is hands down one of the best RV parks we’ve ever stayed at! They truly have everything you could want in an RV park and then some. The full hookup RV spots are spacious and well-maintained, making it easy to get settled in and enjoy the park’s amazing amenities.

The covered, heated pool and relaxing hot tub were a perfect way to unwind after a day of exploring. The showers and laundry room are clean and convenient, which made our stay even more comfortable. For those who like to stay active, the on-site gym is a great perk—and when you’re ready for a little fun, you’ve got options! The billiards room, card room, and craft room are all fantastic spaces to connect with others or enjoy some quiet time.

We also loved the outdoor amenities—there’s a putting green, corn hole, shuffleboard, and pickleball courts, which kept us entertained for hours. The community atmosphere is welcoming and friendly, and the staff goes above and beyond to make sure your stay is top-notch.

My relatives stayed in the park recently. One of the RV,s near them had their $,2000.00 electric bike cut off the back of their bike rack attached to their RV in the middle of the night. They actually said they could hear the thieves cutting it with some electric saw in the middle of the night. I question why such a big RV park would not invest in a gate at the front of the park as a deterrent which would be a small expense to protect your residents. The Park location is in the City and anyone can come in freely in the middle of the night or at any time. To ownership: Protect your customers and invest in a security gate to protect your residents before something really bad could happen other than a stolen electric bike.

We stayed here one night in our RV. We do not have Good Sam but they do offer a 10% discount if you do.
Everyone is extremely friendly, we used the hot tub and showers after which was great. It was very quiet at night, even being so close to the highway.

I just have to say what a disappointment and extremely poor customer service!!! I was hung up on just because I complained that they wouldn’t allow RVs older than 2010! This is absolutely absurd! My RV is in excellent condition. And they don’t even put it on their website that you must have an RV 2010 or newer! I’m sorry folks but not everybody is filthy rich and can afford to buy a new RV every 10-15 years! Then to be hung up on!!! And on top of that it was just going to be for 2 nights to visit and celebrate my brother-in-law’s 70th birthday! It’s not like I was going to be a permanent resident. This is the worst customer service I’ve received my entire life and I’m 60 years old so there you go! You are losing so much business by being prejudiced! WOW!

We are in our mid 60s and have been RVing for 10 years. We have stayed at literally hundreds of RV parks across the United States and Canada.

We stayed here for one night on a Thursday evening. I could not find any reason to write the camp ground anything other than a five. From the courteous staff we encountered at our check-in through all the great facilities, We really love the place and if we were looking for a longer term stay in the Scottsdale area we would have no problem picking this place.

The site had a cement pad with a very nice picnic table and an additional spot to park your tow vehicle. The bathrooms, both men’s and women’s were some of the cleanest we have seen in our years of camping. It had a very nice laundry room, game room, pool and barbecue area as well . All facilities were first class well maintained and very clean.

We’re from Austria in Europe and spent two nights at Desert’s Edge RV Park on our trip through the southwestern United States with our rented RV. The campground is very well-maintained and clean, the staff is friendly, and the warm pool offers relaxation after a strenuous day of sightseeing in downtown Phoenix. Everything you need is there, including full hookup. At $180, it’s not exactly cheap, but it’s reasonable for the good amenities. Highly recommended. Klaus & Karin

One of the most expensive parks we’ve ever stayed at but a very nice park. Really great front office. The biggest complaint everyone hears is about the new maintenance man that watches over the park. He will kick people out quickly and hardly without warning. Over small issues. It creates a lot of insecurity and makes people wonder if they’re gonna be safe to stay. Also, electric is now seperate and is added on top of a very high rent for a dirt lot. It just isn’t what most RVers are wanting to pay after selling their mortgages and looking to live simpler. Beautiful park! But after the huge rent increase we had to move elsewhere.

We have been to the Phoenix area camping a few times. If you have never been here in an RV, and you are not a Snowbird, you probably know that the RV parks here (at least the half dozen we have stayed at) aren’t really RV parks in the traditional sense. They are giant with more park models or even mobile homes then RV’s. So, this is not like that. This is a real RV park. Just Motorhomes and trailers. There are a lot of full timers or at least seasonal campers but it still looks like an RV park. No trashy looking rigs or trailers. The spaces are medium sized. Good power and utilities. Very clean with a nice little pool area. Dog friendly with a couple of dog areas. Everyone seems to be nice. We are camping in a 45’ motorhome.

Great park and great location! This is close to any shopping you need and close enough to downtown Phoenix without feeling like you’re in the city. It was quiet and very clean and we felt very safe here. The pool and hot tub area were super nice and beautiful. The staff is extremely friendly and helpful. We would absolutely come back!

Absolutely horrible experience with this park! The facilities were disgusting! There were homeless people walking around all over the park at night. People who actually lived there were confused on who actually lived there and were giving out the codes to the homeless for their facilities. They had a homeless encampment outside in the front of their property that took them months to get rid of. Half of the women’s showers had no hot water. There were times when they would lock the pool and not give any heads up! The water was constantly being shut off and they wouldn’t tell anyone about it till it was to late. The parks smells like a sewer. The office manager was absolutely horrible! When it got hot I had an extra AC unit going and my power was constantly going out. I asked the office what the issue was and they told me it was my fault that I was running to much and needed an adapter. My neighbor who was in the same spot mentioned he had the same issue and had to move because of the power issue. My RV was moved last Thursday and prior to that the power was unplugged and had been unplugged for 3 weeks. We received the final electric bill and it was 160.00!!! How could the electric bill that high when it was unplugged for 3 weeks??? Overall the experience was horrible and I will never recommend this place to anyone!!

DONT WASTE YOUR MONEY HERE! I stayed here for quite a few months while I was working in the area so I definitely have a good perspective of this park. So lets start here, spots were small and a lot of them not level, any rain what so ever and half of the Park was under water. Consistent problems with sewage and anytime we would contact the office nothing was ever done or we were treated if we were the problem instead of having maintenance actually come look at it. Once we asked maintenance on our own to look at it, it was finally taken care of. We watched other people leave their stay early because the sewage was backed up and management wasn’t communicating that to maintenance. Water being shut off atleast every other week. Laundry machines breaking and because they don’t own the machines it’s basically impossible to get any money back when they break because the company who owns them doesnt awnser the phone. The office is awful at putting any mail in the mailbox when you set one up. (I had to go ask for my mail everytime so what was the point of the mailboxes in the first place?). The location while convenient not placed in a good area, tons of homeless, junk yard right next to the park with dilapidated rvs and junk sitting on the road leading up to it. Gun shots almost everyday. There was a stand off between police and a suspect right behind the park with a helicopter flying over head for over an hour. Located right next to an airport and I’ve definitely been woken up from planes flying too low to the ground. Electric was insane and my entire deposit was taken to pay for the electric we owed that month… 300 for one month of electric when the box was literally falling over. But we were told there’s no way that could be the reason we just used more. Definitely used it the same amount we did the entire time. There was no consistency with the rules of the park. Tons of people had stuff packed behind their rvs. I wouldnt even bring my dog the the dog park because it was always gross from people not pick up after pets. We had a neighbor jump sewage all over the ground due to improper placement of their house and they just left it there. I called the office and they told me they would contact them to get it cleaned up. It was 2 MONTHS before anything was actually done…… there is no excuse for management let sewage sit in their park for 2 months. There were flies everywhere couldn’t even use half of our area because there was other peoples sewage all over the ground. There was absolutely no follow through from management and they can’t even be bothered to leave the office. Had anyone checked in to see if they had fixed the issue after it was brought up to them the first time they would have seen they didn’t do anything to fix the issue. Instead I had to to call again and then finally they got them to put lime powder on it. We didn’t even get an apology from management when we should have been given a discounted rate since our rv smelled like sewage inside from that for the first 2 months we were there. (I would literally be embarrassed if I dropped the ball that badly with a guest) I could go on but you get the point.
Main issues: dangerous area, poor management, overpriced for everything stated above.
I wouldn’t recommend staying here any longer than a one night stay on your way to the next destination and even then, if you can avoid it, do!

Lived at this park for almost 5 yrs .saw so many managers come and go through the doors it was like meeting a new one every other month . The last manager that was there… just terrible ,and I believe she is still managing the park her people skills could use some work. Very rude . We moved out of the park because of her. Wouldn’t even recommend camping there for a weekend . The location is great for work for service techs. But the sites are very small !! most you can’t fit you RV/Trailer and 2 vehicles

First the good points: the location was good and the Italian restaurant outside the park was excellent. The bad was the size of the site and the “dog park”. We were given a site in the middle of the campground. The guy next to us was over the line by over a foot. We backed our travel trailer in and backed the truck but only one of us could get out. No picnic table but if course there was no room for one. We’ve traveled coast to coast and this was our worst campground. Now for the dog park. Probably about 15 feet by 30 feet of sand. Unfortunately people did not clean up after there dogs. Totally disgusting. On Sunday someone must’ve cleaned it but by Sunday night filled with poop! They actually have you sign a form about dog rules but no one follows up. While we were there they sent an email for an extra charge for having a dog. FOR WHAT?!?! We left a day early and lost a days charges since our dogs were even grossed out. Would not go back there.

I really have mixed feelings about this park. On the positive, the pull through sites were nice and large. The location within proximity to everything in the valley was great. Pretty much 30 minutes or less to everything. The overall grounds were well kept. The staff was very friendly. The laundry room was also clean with decent machines (just be sure to bring change as the are coin operated and you have to go to the office to get change).

The negatives. First off, the neighbood is very sketchy. You have to drive by some broken down RV’s on the side of the road (see picture). There are homeless people all around the area including tents right next to the park fence (see orange tent in the background of picture). That said, they didn’t bother us and we only saw one riding a bike through the park. Otherwise, they were not a problem but it was always in the back of our mind. I know it is not the fault of the park but still something to consider. Another negative is the back in sites were pretty crammed together there was not much room. We had a pull through site but would have been unhappy with a back in. Finally, the park is directly under the landing path of the deer valley airport. One suggestion for improving the experience would be adding a gate to the entrance.

We were here for 1 month. We were pleased with the park. Clean and comfortable. Nice laundry with even a line to dry if wanted. Park has activities and was easy in and out. Some plane noise but tolerable. Can’t say enough good about the office staff, they went the extra mile to get us in early and worked with us wonderfully.

We stayed here for seven nights so we could visit some friends in the Phoenix area and also do some sightseeing. You’re right on I17 so taking a trip to the south rim of the Grand Canyon or to Jerome or Flagstaff is pretty simple. This is a nice over 55 park that is quiet and clean. We used the laundry two times and it is by far the nicest laundry we’ve seen in any RV park we have visited. The people we met were friendly but we did not participate in any activities. There were many snowbirds in the park and there are many permanent RVs and/or park model mobile homes. We would absolutely stay here again if we were in the Phoenix area and needed a place to hunker down for a few days. Bottom line, nice place, no complaints.

Lovely place clean showers and laundry facilities didn’t use the pool, but it looked nice and clean also. Just be aware it is dog friendly, but after we arrived, there was a white small sheet stapled onto our map, which stated that no small pens and you could not allow your dogs to do their business in your site or of course, anybody else’s you had to walk them to the dog pen, depending on where you were parked. this was difficult for me with two little Yorkies as they were not used to having to hold it until they got to the pens so it was stressful for me and for the dog, also you were penalized if your pets were caught doing their business not in the location that was stated. So unfortunately, we left early, also be aware you are in a busy area and the traffic on the highways and the offramp are very loud all night long.

We made reservations on the phone they only had 2 nights available but said we may be able to extend. When I stopped by the office to extend the staff was very helpful and made it work for us. The people are friendly the park is clean. It is close to the highway so there is noise but there’s a wall that definitely helps

If I could give ⭐️ 6 star rating I would. Thank goodness. After bitter moments at other RV parks, due to their poor service and extremely expensive prices, we found this place ✨️ We thought a lot about moving here based on the reviews, but speaking with the receptionist, she told us they had changed managers and that everything had changed, and it’s true.

The place is in good condition, it’s a fair price for its facilities, the location is great, you have everything very close but the best of all is that it’s an RV park with beautiful trees the shade doesn’t stick all afternoon and that’s great since your RV isn’t so hot. Note it is important that each tenant take care of the trees to preserve them ✨️

about people who are homeless, they don’t access the RV park and the neighbors are friendly ✨️

I was very skeptical about this place as most of the reviews are a bit sketchy. But my experience was outstanding. My children loved this place. They felt safe, they would walk around everywhere, they’d go swimming, they’d walk across and play on the overpass bridge, they had good conversations with other guests who have been here for quite some time, as well as I did. The staff that I had the pleasure of speaking with and coming into contact with was Jazmin, who was so beyond helpful and more than accommodating to our needs. She has the sweetest and calmest demeanor to put you at ease and reassure you that almost anything is possible within reasoning at this wonderful place. Thank you for such a wonderful experience on our journey. I would DEFINITELY recommend this place and would DEFINITELY stay again if need be. Thank you, Covered Wagon, for such a right at home feeling!!!!!!

We made a reservation for this park, but quickly decided to cancel due to the very visible number of vagrant people in the area. We decided to get a hotel room further down the road instead. Many people wandering around appearing dazed and dirty. These folks deserve dignity, but this is NOT a place for children or anyone unfamiliar to the area. Also, this is an RV park for many who are living here for more than a month or two. It is obviously not a spot for the typical vacationing RV traveler just passing through or looking for a good vacation experience. Also, the spaces between each spot are very close! The entire site feels compressed. Less than 100% honest advertising on their website and photos.

I had an extremely disappointing and concerning experience at this RV resort. Upon arrival on Saturday evening, the office was closed, and no one was available to assist us. The site we reserved was not marked or available, and we had to rely on a fellow camper to help us find a vacant spot—which had booze bottles scattered around.

To make matters worse, the individual advised us to stay inside the campground, citing safety concerns due to the presence of homeless individuals and drug dealers outside. He mentioned they avoided entering the campground because “people here carry weapons,” which was alarming for a family with young children.

The entire campground felt eerie, with no activity from other guests, and we even witnessed two individuals jump inside and quickly leave, adding to the unease. The washrooms were locked, and with the office closed, we had no access codes or staff to assist us.

We felt unsafe and without basic amenities, forcing us to leave and book a hotel at additional cost. This was a complete waste of money and an unpleasant experience. I cannot recommend this campground to anyone, especially families. Safety, cleanliness, and basic hospitality were nonexistent.

I request a full refund for this unacceptable experience.

I had an extremely disappointing and unsettling experience at this campground. Safety is a major concern here, as we encountered suspicious individuals involved in apparent drug activities near the site. This made us feel unsafe from the moment we arrived.

To make matters worse, there was no office or staff available to assist us. The office was closed, and no one answered our calls, despite multiple attempts. The washrooms were locked, and no access code was provided, leaving us without basic amenities.

Feeling unsafe and unable to access the facilities we paid for, we had no choice but to leave immediately and book a hotel instead. We later attempted to contact the campground for a refund but were completely ignored—no answers to calls or any response to our concerns.

This experience was beyond frustrating and unsafe. I would strongly advise others to avoid this campground at all costs. It’s not worth the risk or the hassle.

Update, February 2, 2024: last year I gave them five stars, this year two. The clubhouse is now unusable because of a sewer gas leak putting their senior citizen guests health at risk. The new manager keeps the door open and uses a lot of air fresheners to hide it. The pool has been closed since late December due to a heating/filter issue. We do still have use of the hot tub, however, it is full of gravel. And the laundry room credit card machine just gave up the ghost. You better have your quarters handy! The monthly rates went up this past fall even though the amenities have gone down. Fortunately, the neighbors are still very nice and social. And we look out for each other even though management does not.

(March 2023) My husband and I just spent our first winter as snowbirds at Paradise Valley Ranch, and we loved it! The office manager, Karen, and her husband were helpful: backing in our 5th-wheel, where to find items in the local area and especially fun to chit-chat with. The pool, hot tub, reck room and laundry room were clean and the mix of RV’s and beautifully maintained vintage single wide mobile homes really made for a wonderful stay. It was fun to take evening walks and to say hi to, and visit with, the neighbors.

I’ve lived here since 2017. I love the area location to all neighborhood stores, Eateries and Transportation. It seems the ownership has changed hands more than twice. The on-site managers had not changed till this year. That was probably a good move or not. Since COVID they have started raising the lot fee seems like every year.?. I’ve always referred this Park to Seniors and friends even for short stays. That may be changing. Retirement is supposed to be easy. They are beginning to Trash it…. pun intended. This weekend needs a visit.

This is to the owner hello my name is JOEL I have lived here in space 85 for proximate 10 years or so I really enjoy living here I had some financial difficulties got behind in rent and was evicted I asked the manager if I paid everything in full if I can move back in he said yes so I paid everything up in full to the end of this month (march )and he said I can’t live here this management company is ruining this place I don’t wanna move I want to live in my home I’m 59 years old and they put me out in the streets I don’t know what to do they have given me only six hours to move all my stuff and that’s impossible I have a lot of time And money in this mobile home That I own i’m sure they’ll find someway to take it from me I know they want me to sign a storage lease which is more than my rent I just don’t understand why I can’t live here I’m paid up the money they won’t let me on the propertyI thought people are supposed to help people not destroy Someone’s life I’ve never had a problem with anybody here I guess I have too much heart to live in this world I hope my two daughters and six grandsons will understand anyway thanks for your time have a wonderful day

This park was home to us for 3 months! Very nice place, very well kept, with overnight security walking the camp ground which was amazing! We were a bit worried due to the reputation the location itself, however it was wonderful we never worried about a thing.
